Every Sama Clinic assessment and every clinical measurement on a programme runs on specific equipment. This page is the ledger of what that equipment costs to buy, what it costs per year once spread across its useful life, what physical refurbishment it requires, and which employed clinician is qualified to operate it. Populated iteratively as programmes and Focuses come online — start-of-programme entries first (DEXA, Orion, Kaya baseline, Hima cryo), then filled out as Focus pages surface new modalities. Referenced from every programme detail page and every Focus page's "what's included" info dialog.
DEXA scanner — GE Lunar iDXA or equivalent
Dual-energy X-ray absorptiometry: the clinical gold standard for body composition. Reports lean muscle mass, total fat mass, visceral fat (metabolically active fat around the organs — the single most informative marker for cardiovascular and diabetes risk in most guests in their forties and fifties), and bone mineral density (relevant for osteoporosis screening, especially post-menopause). A single scan takes six to eight minutes; the guest lies still and fully clothed on the scanner bed.
Used on: every longevity programme (Weekend one scan; Pause one scan; Reset one scan; View two scans across the fortnight). Dedupe rule: a guest never receives more than 2 DEXA scans across a single stay — if a Focus (e.g. Kaya) would add a scan on top of the base programme's allocation, the second scan is capped at 2 total. 12-lead ECG — Welch Allyn CP150, Mortara ELI 250c or Schiller AT-102 Plus
Clinical resting 12-lead electrocardiogram — the baseline cardiovascular screen taken as part of every longevity intake. Sticky electrodes on chest, arms and legs; ~10-minute test; auto-interpretation plus clinician review flags arrhythmias, ischaemic changes, conduction defects, chamber-enlargement patterns, and structural clues that guide any referral to The Lido Medical Centre or Jersey General for full cardiology workup. Foundational to any credible longevity workup — every serious clinical-wellness peer (Lanserhof, SHA Wellness, Palazzo Fiuggi, Ananda, Chiva-Som) runs one on arrival. Stress ECG (under exercise load) is a separate device — it belongs in the metabolic-cart / cycle-ergometer setup under Vikrama Focus VO2max testing, not here.
Used on: every longevity programme intake (Weekend, Pause, Reset, View — one baseline ECG at arrival), and every clinical Focus that has a cardiovascular component. Included in the intake report the guest walks out with; abnormal findings trigger same-day physician review and, where clinically indicated, referral through the Lido Medical Centre.
Orion Sleep System (temperature-controlled bed + contact-free tracking)
Dual-zone temperature-controlled mattress cover with a contact-free biosensor tracking heart rate variability, sleep stages, breathing rate and snoring across every night of the stay. No wearable required. Data feeds through the Orion Intelligence subscription (Orion's own sleep-tracking + auto-report platform) into the guest's personal take-home sleep report at departure. Terra remains the aggregation layer for guests who arrive with their own wearable (Oura, Apple Watch, Garmin, WHOOP) — Terra pulls the guest's habitual baseline in ahead of arrival and combines it with the Orion data on-stay.
Offered to every programme guest as part of the Nidra sleep protocol: a one-night diagnostic run with a sleep-advisor consultation, sold by Orion at $35 retail (currently discounted from $100). At our expected volume (~3,000 programme guests/year) this is ~£82k/year at full retail, and there is clear scope to negotiate the per-test cost meaningfully lower given the volume and Orion's platform-level interest in having a longevity-hotel operator running the tests. Conservative planning number: ~£20 per test post-negotiation → ~£60k/year across the programme mix.
Guests spend two-to-fourteen nights sleeping on the Orion system during their stay — the take-home sleep report explicitly credits Orion for the tracking data and (for many guests) will be their first meaningful positive experience of a temperature-controlled bed. Natural referral moment. To negotiate with Orion at the partnership level: a Long Hotel branded discount code offered to every guest (e.g. £150 off a home purchase), with a referral fee back to The Long Hotel per conversion. At a modest 5% conversion on ~3,000 programme guests/year and a $200–$400 referral fee per unit (10–20% of retail), that's roughly £24k–£47k/year of referral revenue. Higher conversion — realistic for View / Discount Membership members who have experienced the system for 12+ nights — could double that. AcuPebble (Acurable) — single-night apnea screener
A small neck-worn device that records breathing patterns, snoring, oxygen desaturation, and heart-rate variability across a single night at home. Screens for obstructive sleep apnea (OSA), which affects roughly one in ten adults and remains undiagnosed in the majority of them. Not a polysomnogram — but a genuinely useful clinical-grade screen that flags the guests who need a formal sleep-clinic referral and reassures the rest. Standard on the Nidra Focus (see the Nidra page).

Jamar hand dynamometer (clinical grade)
Isometric grip-strength dynamometer, the reference standard used in every longitudinal study of hand-grip as a mortality predictor. Grip strength is one of the most-cited single markers in the longevity literature — a better predictor of all-cause mortality than blood pressure. Kilogram reading, both hands, standardised elbow position. Recorded and trended visit-over-visit for returning guests.

Functional Movement Screen (FMS) assessment kit
A seven-test standardised movement-quality battery: deep squat, hurdle step, in-line lunge, shoulder mobility, active straight-leg raise, trunk stability push-up, rotary stability. Each test scored 0-3 by a certified assessor. FMS results identify asymmetries and movement compensations that predict injury risk and inform the Bala training prescription. The battery is quick — most guests complete it in 15-20 minutes.
Used on: every longevity programme. Cadence: Weekend / Pause / Reset each get 1 DEXA (arrival baseline); View gets 2 (arrival + departure). Body composition, bone density, and visceral fat do not shift meaningfully in a 5-7 night stay so departure re-scans on Weekend / Pause / Reset would be diagnostic theatre — the 2-week View window is where a paired-read starts to become worthwhile. Within-stay weight and body-composition trend across all programmes is tracked via the bioimpedance analyser + medical-grade scale below (below), which is quick, radiation-free, and sensitive enough for the trend even if less precise than DEXA on the absolute numbers.
A single on-site DEXA unit at ~25 minutes per scan and ~70% realistic utilisation carries roughly 3,300 scans / year. Estimated maturity demand at 3,000 programme guests split 40/25/25/10 across Weekend/Pause/Reset/View (Weekend 1, Pause 1, Reset 1, View 2 scans) plus ~73 Morale-programme staff scans is ~3,570 scans / year — just above single-unit capacity, close enough that peak-week booking and radiographer holiday cover require an overflow path rather than a second on-site scanner. Overflow routes via pay-per-scan referral to Jersey X-Ray Services at the adjacent Elinor Ruth Medical Centre — same grounds, no meaningful guest inconvenience, ~£120-180 per scan at negotiated volume (retail £200-350). On-site DEXA carries the programme-critical arrival scans; Elinor Ruth carries the Morale-programme staff scans and peak-week overflow.
Bioimpedance analyser + medical-grade scale
Segmental bioimpedance analyser (Tanita MC-780MA Plus or InBody 570) plus a paired medical-grade scale (Seca 285 or equivalent) for within-stay weight and body-composition trending. Not a DEXA replacement — DEXA is the gold-standard clinical read taken once at arrival — but a quick, radiation-free, ~30-second daily / bi-daily read that captures the weight and body-comp trend across a stay much more practically than repeat DEXA scans. Meaningful shifts in fat mass, lean mass, or bone density genuinely do not happen inside a single 5-14 night stay, so daily DEXA repeats would be diagnostic theatre — but weight, water balance, and rough body-comp trend does move visibly across a week and is worth tracking so the guest sees the trajectory their protocol is producing.
Used on: Pause, Reset, and View — daily or bi-daily read across the stay to give the guest a visible weight-and-body-comp trend that DEXA alone (single arrival scan) does not produce. Not offered at Weekend — the two-to-three-night window is too short for a trend to be meaningful.
Cryotherapy chamber — liquid-nitrogen whole-body unit
Whole-body LN2-cooled chamber operating at −140°C, two-to-three-minute sessions delivered by a trained operator. Established markers of use (inflammation reduction post-exercise, sympathetic-nervous-system activation, positive mood response acutely) are what the Hima stream is priced on; broader claims are not made. The Bala Gym is the training floor that the Bala stream, Vikrama Focus, and Kaya-guided strength prescriptions run out of. Distinguished into two blocks: general training equipment (used every day by every guest with a training prescription — racks, weights, cardio) and Bala- and Kaya-specific diagnostic equipment (metabolic cart, force plates — used on assessment and re-assessment rather than in every session). Bala Gym — general training equipment
The training-floor complement: two half-racks with olympic bars and plate sets, adjustable dumbbell set 2-40kg, cable / functional trainer, three adjustable benches, kettlebell set, medicine balls, plyo boxes, resistance bands, TRX rig, storage. Sized to the 30-40 guests likely to be on the training floor simultaneously at peak, not the 200-station commercial-gym footprint most hotels install. Choice of Rogue Fitness / Eleiko / Watson at the equipment end — durable, no aspirational branding, honest kit.

Bala Gym — cardio equipment
Two treadmills, two rowing ergometers (Concept 2 RowErg), two air / assault bikes (Concept 2 BikeErg or Assault Bike). Sized for what a peak session on the floor actually needs, not for empty aspirational rows of unused machines. Cardio pieces feed the Kaya-baseline aerobic-fitness data (Concept 2 monitors output data via BLE / ANT+) as well as day-to-day training use.

Metabolic cart (VO2max analyser) — COSMED K5 or PNOE
Portable / semi-portable cardiopulmonary exercise-testing unit for measuring VO2max, ventilatory thresholds, substrate utilisation (fat vs. carbohydrate oxidation), and resting metabolic rate. Used on the treadmill or bike ergometer. Provides the highest-quality aerobic-fitness data set available outside a hospital lab and is the anchor for Vikrama Focus's training prescription and Kaya's aerobic-baseline record. COSMED K5 is the clinical-research gold-standard; PNOE is the more accessible platform at a fraction of the cost with sufficient validation for the use-case.
Used on: Pause+ programmes (baseline read), Reset+ (baseline + re-test at departure), View (baseline + mid-stay + departure), and Vikrama Focus (full mid-programme retest cycle). Feeds the Kaya baseline record and drives the Bala training-prescription targets.
Lactate analyser — EKF Biosen C-Line
Laboratory-grade blood-lactate analyser used to build the LT1 / LT2 threshold profile alongside the metabolic-cart VO2max test. Fingerprick sample (~20 µL) is drawn at the end of each exercise stage on the treadmill or bike and read in a Biosen cassette; the analyser returns a lactate concentration in ~30 seconds. The C-Line is the reference-grade device used by elite-sport labs and clinical-research programmes — materially higher precision than portable strip analysers (Lactate Pro 2 / Lactate Plus) and the appropriate accuracy tier given the Sama Clinic's diagnostic-grade positioning. Guest-facing case: paired VO2max + lactate profile in the Vikrama Focus, delivered same-day, anchoring blood-chemistry-accurate training zones rather than ventilatory-inferred estimates.

Force plate — single-plate solution (Vald ForceDecks Mini or equivalent)
Single force plate measuring vertical ground-reaction force during countermovement jumps, isometric mid-thigh pull, and single-leg squat protocols. Yields peak power, rate of force development, and jump height — the strength-and-power metrics grip alone does not surface. Deliberately downgraded from the Hawkin Dynamics dual-plate spec to work in combination with the Theia3D motion-capture system (row below), which handles left-right asymmetry via kinematic (movement-pattern) rather than kinetic (force-generation) data. The combined single-plate + Theia3D setup covers everything the dual-plate did except direct force-based L/R asymmetry — Theia's kinematic asymmetry read is diagnostically close for the master-athlete cohort, and the paired capex is materially lower than dual-plate + separate motion capture. Vald ForceDecks Mini is the recommended single-plate; Hawkin Dynamics single-plate is a comparable alternative.

Markerless motion capture — Theia3D
Multi-camera markerless motion-capture system using 4-6 synchronised video cameras placed around a capture area (Kaya assessment room). Guests move naturally in their own clothing — no reflective markers, no suit-up delay. Theia's AI-based markerless engine tracks 40+ anatomical landmarks per frame and reconstructs full-body 3D kinematics: joint angles, gait mechanics, running form, squat depth-and-symmetry, jump-landing biomechanics, movement-pattern L/R asymmetry. This is the reference-tier tool the elite-sport-lab and professional-running community trains against; the credible signature diagnostic for the Kaya and Vikrama Focuses' master-athlete cohort. Replaces the earlier "manual video review" line on the Kaya Focus — Theia gives real 3D kinematics; iPhone video review gives frame-by-frame observation only.
Used on: Kaya Focus (every guest, replacing the earlier manual video-capture step); Kaya-stream baseline gait/squat analysis across all Pause+ programmes; Vikrama Focus (kinematic asymmetry read paired with the single-plate power data). In-room air purification.
Longevity is a difficult story to tell if the air the guest sleeps in isn't clean. Every suite (72 units) carries a HEPA-grade air purifier — VOC and particulate matter suppression across the sleep window is a small, cheap, honest longevity intervention. Filters replaced quarterly by housekeeping on a documented cycle. Cost sits on the Renovation / Equipment page rather than as an opex item because the units are per-room capex; filter consumables are a small ongoing opex line under Sama Clinic operating costs.
Air purifier + humidifier per suite — Philips AC2729/10 (2000i Series 2-in-1)
Per-suite combined HEPA-grade air purifier + evaporative humidifier for PM2.5, PM10, VOC, allergen control, and humidity balancing across the full-year climate cycle. The Philips AC2729/10 2000i Series 2-in-1 is the chosen spec — NanoProtect HEPA (99.97% at 0.003 μm, equivalent to HEPA H13 standard) + activated carbon + pre-filter, CADR 250 m³/h giving 3.3 air changes per hour in a 30 m² suite (wellness-grade throughput, above the 2-3 ACH standard), 65 m² purification coverage, 68 m² humidification coverage. NanoCloud evaporative humidification from a 3.5L water tank at up to 500 mL/hr — no white mineral dust on furniture (the reason evaporative wins over ultrasonic for the guest-suite context). AeraSense sensor + on-device numerical display for PM2.5, humidity, allergen index; Clean Home+ companion app (Wi-Fi, iOS/Android) for real-time + 24-hr trend history on both metrics. Quiet Mark certified for sleep-mode operation. Single-vendor Philips consolidation gives better trade discount on the 72-unit order than splitting purifier + humidifier across brands. CADR delta vs the pure 2000i (AC2939, 330 m³/h) traded off deliberately — 3.3 ACH is still comfortably above wellness-grade, and the room-count reduction (one unit not two) outweighs the throughput drop.
Used on: every guest suite (all 72). Runs on auto-mode continuously except during housekeeping cycles. Humidity setpoint held at 45-55% RH (the sleep + skin-health range). Air changes per hour above wellness-grade at ~3.3 ACH in a 30 m² suite. Guests can override via Clean Home+ app if they prefer drier or moister air.
Bedtime aromatherapy — Organic Aromas Raindrop Nebulizing Diffuser
Per-suite nebulizing essential-oil diffuser, sitting alongside the Philips air unit as a separate deliberate ritual object. Guests arrive to a curated set of four essential-oil bottles on the nightstand (each with a fixed pipette), choose their bedtime scent, add 15-20 drops directly to the diffuser reservoir, and set the 2-hour auto-shutoff. The Organic Aromas Raindrop Nebulizing Diffuser is the chosen spec — hand-blown borosilicate glass reservoir on a sustainable-hardwood base, zero plastic in the diffusion path (matters for oil purity), true cold-air nebulizer (pure oil aerosolised — 10× the aromatic concentration of ultrasonic diffusers, no water dilution, no white mineral dust), whisper-quiet operation under 30 dB, universal 110/220V, 800 sq ft (~80 m²) coverage. Rejected the Vitruvi Air Waterless (also nebulizer-tier, sleeker ceramic design) because it uses closed proprietary cartridges — guests cannot choose their scent from a curated set, which kills the ritual.
Used on: every guest suite (all 72). Guest chooses one of four curated evening scents on arrival — the initial house selection is a calming (lavender), a grounding (cedarwood or sandalwood), a warm (bergamot or sweet orange), and a clarifying (eucalyptus or frankincense). Bottles labeled with scent name + intention ("Grounding · Cedarwood," etc.) rather than brand. Housekeeping tops up bottles from central bulk stock as they empty, so guests never see an empty dropper.
Enterprise WiFi mesh with per-room VLAN isolation
Whole-property enterprise WiFi platform providing per-room network isolation. 24-36 ceiling-mount access points (roughly one per 2-3 suites plus lobby / restaurant / spa / gym coverage) run on both 2.4GHz (for IoT devices — Philips air unit, Orion mattress, smart lighting, blinds) and 5GHz (for guest devices — laptop, phone). Each room gets its own VLAN so a guest's traffic is network-isolated from every other guest's, and each room's smart devices sit on a separate IoT VLAN — the guest's phone and the room's humidifier can't see each other. Central controller manages the whole fleet from one dashboard; guests roam seamlessly across suite → lobby → gym → back to suite without reconnecting. This is the foundational network layer that every peer-tier hotel (Six Senses, Aman, Lanserhof, Chenot) runs. Deliberately laying this at Phase 02 launch even though the in-suite control-panel + software-integration layer sits at Phase 03 — the network substrate is cheap to install during renovation (in-wall cable runs), expensive to retrofit later.
Used on: every suite, every clinical room (Sama Clinic devices need reliable network for cloud sync — DEXA reports, Theia3D data uploads, Orion cloud), Bala Gym, Ayush Spa reception, back-of-house. Foundation for the wider smart-hotel proposition; Phase 03 in-suite control panels plug into this same network without needing any rework.
iPad Air 13" M3 (256GB Wi-Fi) — concierge-loan tablet pool (8 units)
Deliberate substitute for in-suite TVs across the 57 wellness suites. Rather than a fixed screen dominating every bedroom wall, guests who want to stream a film or catch up on shows request a tablet from concierge on arrival or during their stay. Preserves the sleep, presence and disconnection positioning (screen is the exception, not the default — no visual reminder that entertainment lives in the room) while giving the guest who forgot their iPad a proper high-quality lean-back device to watch on. The 15 Tier 2 Corporate Long-Stay Studios still get fitted TVs (auditor / consultant guest profile expects one). iPad Air 13" chosen over the Samsung Galaxy Tab S11 Ultra despite the Samsung's better OLED display, on three grounds: (1) UK streaming reliability — Netflix, Prime, Disney+, Apple TV+, BBC iPlayer, ITVX all work at full HD/HDR on iPad out of the box; Android tablets have inconsistent Widevine-L1 support and some titles cap at SD; (2) MDM maturity — Apple Business Manager + Jamf Now / Mosyle gives remote wipe, kiosk mode, Activation Lock (bricks a stolen device) and geofenced tracking from a single console; (3) guest familiarity — 90%+ of the target guest cohort already knows the interface, zero learning curve. No published wellness peer (SHA, Lanserhof, Palazzo Fiuggi, Aman, Six Senses, Rosewood, Cheval Blanc) offers a tablet-loan-for-streaming programme, so this reads as a considered positioning asset rather than a compromise.
Used on: the 57 wellness suites (no fitted TVs, tablet-on-request instead). The 15 Corporate Long-Stay Studios have fitted TVs and do not need to pull from this pool. The aesthetic suite that runs the Kanti Focus. Four pieces of equipment sit in a shared medical-grade treatment room (see the Kanti aesthetic suite line on the Renovation page): VISIA imaging for the objective before-and-after baseline, HIFU for non-invasive lifting, RF microneedling for skin remodelling, and Hydrafacial for hydration / radiance. For each piece we list the industry-standard reference brand (what a premium London or Zurich clinic buys) and the credible Korean alternatives, which are typically 30-60% cheaper and clinically comparable — Korea leads the world on aesthetic-device manufacturing and the equipment is widely used across European and Asian premium clinics. Brand choice is a genuine capex decision worth thinking through against volume, guest recognition, and consumables ecosystem lock-in.
VISIA-CR imaging system (skin analysis)
Multi-spectral facial imaging system producing standardised photography under UV, cross-polarised, and standard visible light. Captures wrinkles, pores, texture, red areas (rosacea, telangiectasia), brown spots (melanin), UV damage, and porphyrins. Produces the objective before-and-after baseline that anchors every Kanti aesthetic conversation. Standard on Kanti Focus.
Used on: Kanti Focus (all tiers). Baseline captured at arrival; re-capture at departure and again at the 12-week take-home review call.
HIFU (High-Intensity Focused Ultrasound) device
Focused ultrasound delivered at controlled tissue depths (typically 1.5mm / 3.0mm / 4.5mm) to trigger a wound-healing and collagen-remodelling response in the SMAS layer without breaking the skin surface. Clinically the highest-evidence non-invasive lifting modality currently available; results develop over 60-90 days post-treatment and typically last 6-12 months.
Used on: Kanti Focus (Pause / Reset / View). Also available as a standalone premium service to non-programme guests and existing Ayush customers.
RF microneedling device
Radiofrequency-assisted microneedling — controlled thermal energy delivered via insulated needles at variable depths (0.5-4mm). Triggers dermal remodelling for scarring, laxity, texture, and pore appearance. Six-week interval between treatments; typically a three-session course. One of the two aesthetic mainstays alongside HIFU.
Used on: Kanti Focus (Reset / View — the three-session course spans the stay). Also available as a standalone premium service.
Hydrafacial device
Three-step aqua-based facial treatment: cleanse and exfoliate, extract impurities with hydrafluid, infuse with antioxidants and hyaluronic acid. Skin-cosmetology bread-and-butter — the treatment guests already recognise, ideal as the entry aesthetic modality on Weekend / Pause and a maintenance layer on Reset / View. Not a lifting or remodelling treatment; a hydration and radiance treatment.

LED red-light therapy panel system
Full-body LED array delivering red (630-660nm) and near-infrared (810-850nm) wavelengths for photobiomodulation. Evidence base sits in the middle of the wellness-equipment spectrum: strongest for skin (collagen, wound healing, mild inflammation) and modest but real for muscle recovery, mood, and sleep. Standard as an add-on across programmes and integrated into Kanti Focus for the skin-collagen adjunct.

Kala bundle — workshop room fit-out AV + editing studio in the former Kerr office next to Bonita
The Kala bundle carries two rooms: the ~1,000 sqft workshop room (brief on the Kala page) sized for up to thirty participants and hosting the artist-in-residence rota, plus the small content editing studio in the former Alexa Kerr office next to Bonita — repurposed as the hotel's editing suite and dry voice-recording room. The two rooms work as a pair: Kala is for group-scale content (workshop capture, live-streamed residencies, post-workshop artist conversations, single-presenter intros against a portable green screen at 1,000-sqft scale) and the editing studio is for dry work (podcast recording where the smaller room delivers better acoustics, video and audio editing, colour work, mastering). Everything in this row is treated as one capex bundle — if the artist-in-residence programme is not funded, neither room is built.
Used for: artist-in-residence sessions (six residencies/year at steady state per the Artists page), overflow Prana sessions above what the smaller Prana room holds, occasional hotel-hosted events, group-scale content shoots (green-screen intros, fitness demos, multi-person interviews) in the workshop room, and dedicated podcast recording + video/audio editing + colour work + mastering in the editing studio — all feeding the marketing content library. Live-stream capability doubles the audience for each residency.
Siksa — furniture, glassware and teaching kit
The Siksa classroom (former Saffrons dining area, immediately adjacent to Sandhana) is a light-footprint hands-on fermentation-class room. No heavy plant, no cooking-station induction hobs — a deliberately basic Y1 fit-out running fermentation classes (sauerkraut, kimchi, kombucha, kefir, sourdough starter) and light Ahara demos. Full room brief on the Sandhana page; renovation fit-out (floor + walls + lighting) is on the Renovation page. Everything in this row is furniture and consumable-scale teaching kit.
Used for: hands-on guest fermentation classes (Y1 launch cadence: 1-2 sessions/week), light Ahara food demos, occasional SCOOP-partnership evenings. Full teaching-kitchen build (Kitchari Kitchen with induction stations, individual prep bays, cooking-class ventilation) is deferred to Y2+ pending utilisation.
Outdoor Activities kit — dry robes, telescope, binoculars, e-bikes, route cards
Everything the wellness reception needs to run the five hotel-organised outdoor activities from the Outdoor Activities page — the morning sea swim, the daily walk (cliff / forest / beach routes), evening stargazing at Grosnez on clear nights (Oct-Mar), the weekly forage with Kaz at Wild Adventures Jersey, and the e-bike fleet available for guest rental. Grouped as one line because each item is small and the delivery is the same operational team; the e-bike fleet is the biggest single spend and is cross-referenced on the Sustainability page as part of the Phase 03 transport line. Everything else here is comfort, safety and observation kit at consumable-scale.
Used for: the five hotel-organised outdoor activities from the Outdoor Activities page. Everything else guests want to do in Jersey — kayaking, paddle boarding, surfing, coasteering, rockpooling, wildlife trips — is delivered by Jersey operators the wellness reception recommends and books on the guest's behalf; no hotel kit needed for those.
Each new piece of equipment introduced by a programme or Focus is added here as it comes online — capital cost, amortisation, refurbishment needs, and operator role with qualifications. Per-guest pass-through consumables — CGM sensors, Prolon FMD kits, blood ketone strips, GI-MAP / OAT / SIBO diagnostic panels — are itemised on the relevant Focus detail pages rather than here. They are per-guest cost lines carried inside the Focus fee, not equipment capex.
